Most delays in getting structural calculations prepared come from missing inputs discovered midway through the work, not from the calculations themselves. Gathering the items below before the first consultation call keeps the engagement moving in one pass.
- Existing architectural drawings (latest revision)
- Existing structural drawings, if the property has any
- Title deed or tenancy/lease document
- Confirmation of which authority governs the plot (DM, DDA, Trakhees, or another emirate's municipality)
- A clear description of the proposed change — extension, wall removal, added floor, change of use
- Any known site constraints: adjacent structures, boundary setbacks
- Geotechnical/soil report, if one has previously been commissioned
- Current photographs of the structure or site
This checklist is a preparation aid, not professional advice for a specific project — every project should still be reviewed individually.
